Private landlords run their flats on spreadsheets, folders and bank statements. Existing software wants every lease typed in before it helps with anything.

The case
Wohnify is property management for private landlords and small management firms. It reads leases, bank statements and invoices and does the groundwork for rent, reminders and service charges.
We built the product: landing page, landlord app, tenant portal, back office and the API with its own document pipeline.
The job
Someone renting out ten or twenty flats has no property manager but the same paperwork: checking rent, writing reminders, collecting invoices and doing the yearly service charge statement.
Most software for this assumes the portfolio is already entered cleanly. That is exactly where moving off spreadsheets fails.
The solution
It starts with an uploaded lease. Wohnify reads it, fills in tenant, unit, rent and deposit, and marks in the document where each value came from. If the lease only says “three months' rent”, Wohnify does the maths and asks whether it is right.
Then the month runs: bank statements are matched, payment reminders drafted, forwarded invoices booked as operating costs. Anything that leaves the building waits in an inbox for approval.
Technology
Next.js for website, app and tenant portal, FastAPI with Postgres for the API, background jobs for reading documents. The language model runs on its own servers in the EU, and documents never go to an outside AI provider.
The system does not accept uncertain values on its own. They go to review with the document and the marked passage, and every change is logged.
How it runs
- 01Documents, not forms
Upload leases as PDF or photo. Tenant, rent, deposit and start date land in the system, linked to the spot in the lease.
- 02Rent and reminders
Upload a bank statement and payments are matched. If rent is missing, the payment reminder is already drafted.
- 03Tenants and trades
Tenants report damage with a photo in the tenant portal. The tradesperson gets a link and books their own slot.
- 04Approval and log
Anything that sends a letter or books money goes to an inbox. Every decision is logged with a timestamp.
